    I'm of the ilk "Never sell a used car to a family member", but the only deal I would go in on would be a small property purchase to put a small building/classroom and range on with some members here.
    I think 5 or so of us would rule the training world in MD with that consortium.
    Agreed, nothing wrong with dreaming. If land in Md wasn’t so friggin expensive it would be different.

    I could probably have an investor for say a few hundred grand, but I don't think that would help at all really.
    A VC guy I know looked at this a while back and concluded it was a loser. Land within market d3mand driving range is too expensive and the regulatory environment is abhorrent. He was ready to spend several mil but it just wasn't going to work out within a reasonable return time-frame.

    I’ve also check into it fairly seriously and yes the initial investment would be very high and the return would take a long time. EPA, insurance, ordinances for not only lead but noise, etc etc etc.

    Need to find one of these guys who owns family land of 90-100 acres who wants to sell/lease it out for such a facility. Place a “tiny house” or shed on it and grow from thier.

    I do think the demand is present, esp if it could get associated with some other shooting organizations. Let’s face it, nothing near us like a big training facility.
