    Do we have any surveyors or anyone who can recommend one here ?

    I want to put up a privacy fence and need to know my exact property lines , my neighbor wants his done too .

    The main question I/we have is are the back parts of our yards county easements / alleys . The county web site shows it as my property but I want to be 100% sure before I fence it in .

    On my ipad presently but a quick search showed a thread or two of surveyors looking for work so that will give you a head start.

    If I were you, I'd go find the location survey done when you settled on the house and have that firm come locate your corners. I worked for a land surveyor in college and the amount of field notes that went into a development made it far faster for us to stake corners in developments we subdivided.

    Many surveyors use rebar for the corners and can locate them quickly with a metal detector (and they will use their field notes together close). Once they are located, take a long tape and make a note of the distance from a landmark to the corner. I used the front corners of my house as two corners of the triangle and each front pin as the third.

    Since my neighbor top dresses his yard (and SME of mine) and removed the surveyors stake, it only takes me 5 minutes to pull the distances and locate the front pins.

    alleys shared by others cannot be fenced in.. also depending what kind of easement also.. ingress/egress is no go either.

    are you in a single family home? how old? do you have a plat (drawing) of your land when you purchase it.. if you are lucky it will show if they set and/or found property corners.. you may find some monuments/iron rebars buried to locate your property corners.

    I have the survey from settlement and it shows the area in question as part of my yard but there are power lines back there so I know there needs to be access to them and the support lines for one of the poles comes down into what would be my yard according to the drawings . I do not want to fence that part in as that is where my neighbor and I park our trucks .

    I mainly just want the corners marked so I can run a privacy fence down one side of the back yard . It is a single house with a bar next door then my neighbor and I are going to fence our yards in to make one big one , we usually hang out right in the middle of where our yards join .

    ok.. draw where you want your fence..

    im kinda confused which side you want to put the fence.. but if i get it right.. you just want something to block the view from your yard to the bar?

    Correct I want to block seeing anything on the asphalt from my grass lol .

    ok.. and per your first post.. what county website you looking at..if its GIS.. they are not accurate.. you need to look at the drawing that you got when you settle the house..

    did that parking alley is shown on that drawing? or was it built after you bought the house?

    I need someone to mark my property line as well. Estimates are roughly $600 or so? Not building anything yet but want to know exact lines for hunting reasons etc.

    In the drawing from settlement all that where my trucks are is included as my property , same as the drawing I snipped off the county site .

    It goes all the way back into that tree line which is all fkn bamboo that I will need to acquire napalm for .

The "survey" you got at settlement is most likely a house location survey and not for purposes of boundary line establishment - read the language on your drawing it should say that. If you cannot find a surveyor, check with the Maryland Society of Surveyors which is the local professional society.

    I will ask a guy I work with if he is looking for outside jobs. He is a licensed surveyor. You will want a boundary survey with the property corners set.

    Make damn sure you check the county ordinances. There are funky laws about height ands set back in some counties. Also laws about height and distance to other houses. It is really f ed up in Balt county. You may also run into traffic enforcement code since that alley is there. You may have to set it back X amount of feet from the road. Has to do with sight distance.
    Don't ask me how I know.......

    It doesn't depend on the surveyor being used, it depends on the terminology. A house location survey is accurate within a couple of feet (or close enough;) ).     It doesn't depend on the surveyor being used, it depends on the terminology. A house location survey is accurate within a couple of feet (or close enough;) ). A boundary survey determines the lines of a particular property and monuments are placed as accurately as possible. You will not get a licensed surveyor to appear for any court proceedings based on a location survey.

    A licensed surveyor still have to sign the drawing.. that's why typically on house location survey... they put a disclaimer on it.
