I recently posted in the Western Md. Section that the state of Md. along with the DNR are opening up a vast ATV trail system here in western Md. More specifically Garrett County. It is pretty much a done deal and the first 13mile loop is already place and ready to go.
here is the link to the thread: http://www.mdshooters.com/showthread.php?t=127276

I own one of only two private farms that sits smack dab in the middle of this riding area and have direct ATV access to the trails. I am thinking of putting up a few small cabins to rent out to riders. My question is would this be something that would interest the ATV enthusiasts on this board. And what would you consider a necessity? Other than a hot shower and indoor plumbing? And if i do put these cabins in, how much interest would there be for hunting season as well? I should mention I own 76 Acres and it is surrounded by Savage River State Forest which is all public ( but hard to get to) hunbting land.

I know the first person is going to say a gun range. ( Duh!) but not sure my insurance company would go for that. although I am not responsible for the rouge ATV rider who hunts down the wild Pepsi cans in my back field with his 9mm.

I'd go for sure. A simple cabin with a clean bathroom is perfect.
A small refrigerator and outdoor charcoal grille would be nice.
A fire pit would be good too.

I'd definitely be interested! Bed/cot, wood burning stove, running water, outdoor grill, refrigerator. Doesn't need much. Let me know when you start taking reservations!

I do not own any ATV's, but I have ridden friends' ATV's in the past and enjoyed it a lot. I told my son about the possibility of trails, and he was also interested.

I would be interested in a cottage. Plumbing and a stove would be nice. Depending on the season, a little firewood by the stove would be nice, with the opportunity to buy more. I wouldn't need much more.

couple of slutty 18 year olds that can cook, wash cloths and fetch a beer without shaking it would be great!!

Ha ! you will have to supply those yourself !

The only thing I see that would be an issue is that I live on top of the mountian and my driveway/road is 2.5 mile of gravel. Another good reason to not have an RV hook up area, just cabins. You can easily drive anything to my house however.. But, on the plus side it is secluded and super quiet. All I hear at night are the whippoorwills and the owls. No traffic noise at all.

Here is an example of what I had in mind. This is a very nice camp down at the Hatfield McCoy trails.

SO you are more interested for the hunting aspect?

No. I never bought ATV's because there was no place nearby to ride. I am certainly more interested in getting involved in the sport if there is a nice, convenient place to ride. A cabin would be really nice, and if I got into the sport I would most likely rent a cottage if one were available.

    Gotcha,

Also, If I put the cabins in line, like in the link i posted, I could easily plumb them up with no problems. But that would mean that people would be relatively close to each other. OR, I could put a few in line and plumbed and then scatter a few others in more secluded places on my property for more privacy but that would mean no plumbing. Not sure how I want to go about this

You might put them in a small circle, with the fronts facing out. The drains would exit the back of each cottage and terminate in a central location. From the front, it would appear that each cottage was secluded.

Is it ATV 's only? I have a drz 400 that I would love to ride up there.

Absolutely not ! I race GNCC's on a KTM ( hence the handle on this site) and I'm not really a fan of quads. But, to each their own I guess.

If you come up I will show you some singletrack that is just awesome. We have been riding these trails for 30+years and we have a 15 mile loop of nothing but singletrack, rocks, roots, water crossings, dropoffs, logs.. all the things that makes two wheels fun!:party29:

Enough driveway space for a couple of trucks and trailers per cabin. Maybe even a central parking area with pull-through capabilities for those not so good at backing a trailer.

you might get some ideas from this place, smack dab in the middle of one of the hatfield mccoy trail systems. camping, RV's, super basic cabins with a shared bath house, and basic cabins that have a shower, frig, stove, tv, etc. they do a pretty good business.

before you invest time and money, make sure the new trail system will be a destination for overnighters and not just day trips. hatfield has 6 - 7 trail systems all with some 100 miles each of trails and draws riders from 100s and 100s of miles away, all needing and wanting to stay overnite to ride it all.

when i drive down to south pedlar or up to rock run or the like (3-4 hour trips each way, just like western md will be), i generally just do day trips as the trail systems aren't large enough to warrant an overnite stay.

You'll need to check with zoning. You just can't randomly throw up cabins with bathrooms and what not. You'll need to have the site perc'd if you haven't already and the drill wells. Not a small undertaking.

Zoning? There's zoning laws in in Garrett County? I thought those were just for the lake developers...

I was SO mad when they closed Poplar Lick. It's not exactly difficult riding for the area, seeing how I've ridden the length of it in a Ford Escort. But still. It was a good starting point for exploring the Savage river area, where there are beautiful and difficult trails.

I like the idea of non-state run cabins. Electric and bathrooms would be ideal. It gets cold up there at night, an outhouse might be too harsh to use half the year for the city folk.

Very good input.. just what I was looking for... This trail system is ultimately going to be pretty vast. Easily enough trails for an overnight stay. And then they are talking about grooming them for sleds in the winter also. Along with also renting the cabins out to bow hunters, rifle hunters, and turkey hunters.
Would anyone be intersted in a cabin rental for hunting also?

It is opening in phases and they want it fully operational by the end of 2015. Soi, I have plenty of time to figure out how I want to go about this.

We already have a well dug for my fathers old hunting cabin so that is not an issue. It is also already perked, depending on which field I want to set these cabins up in.
