    Moco is one ****** up place financially now.
    most houses here are pretty much only affordable to any one making over 80,000. That makes it unaffordable to people jobs who actually helps the community, like first responders, k-12 educators.

    ****Yea, it's not cheap living in MoCo. Less so if you are a first time home buyer on the average single or even family income average in the USA, which is about $74k at the moment.

    Interest rates are relatively high, and home prices have generally not come down in more decent areas with decent shopping, relative safety, etc.. Places you'd actually want to live versus having not so much choice, etc..

    It is probably not going to get any cheaper in MoCo. Even nice ish new town houses in my area of the County are now starting at $725k and up it seems (Off Great Seneca near Darnestown Road near Trader Joe's). 15% of the homes in MoCo have to be MPDU lower income types, so there are modest income homes available in even the nicer new neighborhoods but it is NOT easy getting one. You have to sign up and there's a HUGE backlog at the moment, and probably will be forever and ever.
