    My wife's friend is buying a townhouse in Parkville north of Towson. I need recommendations for a HVAC guy/co, roofer, handyman/MHIC guy.

    The AC filter is wet. Obviously, the condensation isn't going where it should be.

    The attic has moisture on the insulation. The inspector stated that the probable causes were 1) insulation was added and is blocking the eave vents and 2) when the roof was replaced, an inadequate length of ridge vent was installed. I would think fixing the vents and ading a roof fan woukd be optimal.

    The deck rail are "loose." The inspector claims the cartiage bolts just need to be tightened.

    I haven't seen the place nor do I have any idea where Parkville is.
