    Is this a good area? Will be a surburban area , moving from rural MD

    We live outside of Charles Town very close to Kearneysville (it's pronounced Karneysville, as it was pointed out early on after we moved here). We like the area very much but it will depend on what you are looking for in a house and a neighborhood. Lots of farms but land is still very reasonably priced. We don't have kids so can't help you with schools. Leetown Gun club is a stone's throw away (I joined very shortly after we moved here).
    We (and you, if you move here) will have Charles Town, Inwood and Martinsburg available for food shopping and the like. For other things, Winchester, Hagerstown, Frederick and Leesburg are all within easy reach.
    For us, the stress reduction, less congestion, lower taxes, slower pace of life, and, of course, an ability to protect ourselves if we decide not to be victims, all contributed to our decision to move here. Of course, we are also close enough to the Gulag to still be able to visit friends and family who have not been able to escape yet. Further questions, pm me.

    Its a nice little area. Cant help with schools my kids go to a diffrent county. Several ranges not far away. There are probably 6 or 7 gunshops within a 30min drive. Martinsburg is a dump but Charles Town and Winchester are easy drives.

    That whole region is going to be a train wreck in a couple years. Last time I went down towards Charlestown, the number of farms that are being over densely built up is amazing. Jefferson county is going to have a very tough time with the infrastructure issues in the next ten years. Berkeley is in about the same condition.

    All the more reason to buy BIG (er) parcels. I am specifically looking at ~40+. Not that we won't have to deal with nonsense in "town" for shopping and such, but at least it won't be next door.

    You could buy 40+ lots, and just hunt it and sell to a developer. No need to move there.

    Many years ago there was a developer that went bankrupt near my parents house. My friends father bought all the lots in Lake Linganore on an entire street for almost nothing. He sat on them for a while and it paid off huge for him.

    "Lots" of what? I'm talking about larger individual parcels, 40 acres or more, not likely suitable for future subdivision.

    Hunting is not my main interest, not even top 3 reasons actually.

    My typing sucks apparently... meant to type 40+ acre lots.

    Before we purchased a house here we spent a fair bit of time exploring the eastern panhandle. The major reason we picked near Berkeley Springs was because we both agreed it was the least likely area to become overgrown in the next decade.

    Well I need the train to get to work. Was really wanting VA but after last night we have turned our focus to WV found 2 so far . Wife likes the small lot I like the 2 acres. Will see what happens

    I live in a part of Martinsburg (postal code) that is right down the road from Kearneysville on a friend's 180 ac. cattle farm. He actually owns 5 farms of which 2 are working ones. The others he bought to keep them from being developed after the owners passed away. Its a sleepy little town that is just off Rte. 9, so its a quick jump to either Martinsburg or Charles Town, or Shepardstown. There are Walmarts in both directions and lots of commercial areas in those directions also. Even a casino and horse-racing track plus Summit Point Motorsports Park. What's not to like.

    Just seeing this, but I'm right down the road in Ranson. Nothing wrong with Kearneysville. The entire Charles Town area is starting to build up, but not too crazy yet.

    I'm in Inwood/Bunker Hill. Very nice area only 15 minutes from Martinsburg and the last stop of the Marc train

    I live just down the road from Kearneysville in Charles Town toward the VA line. While we are seeing some development, it's still a great area to live in. I moved to WV from Damascus MD around 6 years ago and count it as one of the best decisions I've made. If it were to grow 5x what it is now, it still would be better than living anywhere in the DC suburbs. At the end of the day, it's still WV, and as such you are living in a true free state with lots of like minded people.
    Find a nice neighbor hood in the panhandle and go for it, you'll be glad you did.

    Sone areas of Berkeley and jefferson are ok , vet the neighborhood . Drug traffic and related crimes are common in the area . Its difficult to walk thru walmart and other places without being approached by seekers asking for money . Walmart in martinsburg is a no go most local LE will tell you to avoid it . As for shooters traveling to area overnight many recommend staying in Winchester va or Hagerstown Md avoiding hotels/ motels in martinsburg , inwood area due to vehicke break ins. Martinsburg has earned its nickname " little Baltimore " sadly so ....
