This past week the VA rates have dropped a LOT. It’s odd bc they typically shadow fha rates, but I’m seeing low 3’s on the 30yr rates for well qualified refinance clients and purchase clients as well!

Please email or call me ASAP if you were on the fence with a VA loan. I didn’t see this drop coming so I wanted to spread the word!

    Thanks all

I need to wait until January (the 1 year mark), correct?

You’ll have to email me. I always mix up screen names vs real names.

Has the VA fell in line with the rest of lenders or are they still .5% higher?

They are lower now. It’s nuts.

    costs associated with refi?

Depends really, but lender fees total about 1k (with no points, we don’t charge them unless you want to buy the rate down), then you have title fees you can choose the company, then your escrow impounds, which aren’t fees but tally in. Hope that helps and you can wrap all into the loan typically.
